Investigates complaints, disturbances, and violations and resolve problems in following management rules and regulations. Manage and oversee operations, maintenance, and administrative functions for commercial and residential properties. Recruits, hires, and train managerial, clerical, and maintenance staff, contract with vendors for security, maintenance, extermination, and grounds keeping personnel. Directs and coordinates the activities of staff and contract personnel and evaluates performance. Plans, schedules, and coordinates general maintenance, major repairs, and remodeling and construction projects for commercial and residential property. Inspects facilities and equipment and inventories building contents to document damage and determine repair needs. Maintains contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations. Confers with legal authority to ensure transactions and terminations of contracts and agreements are in accordance with court orders, laws, and regulations. Develops and administers annual operating budget. Directs collection of monthly assessments, rental fees and deposits, and payments of incurred operating expenses. Maintains records of sales and rental activity, maintenance and operating costs, and property availability. Prepares reports summarizing financial and operational status of property or facility. Meet with prospective owners/leasers to show property, explain terms of occupancy, and provide information about local area. Negotiates for sale/lease of property, and completes/reviews appropriate documents and forms.
